Montreal’s luxury real estate market is experiencing a notable shift as affluent buyers once again turn their attention toward downtown living. “Today’s luxury consumer values time as much as property itself,” says one Montreal-based luxury broker. “Being steps away from fine dining, designer boutiques, private clubs, and business meetings has become extremely important again.”

Downtown Montreal’s luxury ecosystem has evolved rapidly in recent years. Michelin-recognized restaurants, premium fitness clubs, luxury retail, and private social spaces are transforming the city core into one of Canada’s most desirable urban lifestyle destinations.

According to Kayla Samuels, Real Estate Broker at Immeubles Montria, many affluent clients are increasingly choosing to rent luxury condominiums in some of Montreal’s most prestigious addresses, including M Sur La Montagne and The Ritz Residence.

“Many of our clients have opted to rent luxury condos in some of the prime addresses of Montreal, including M Sur La Montagne and The Ritz Residence,” says Samuels. “Most of these tenants in high-end luxury condos tend to commit to long-term leases of at least three years, and often end up staying for more than five years — with some remaining for over a decade.”

Samuels explains that many of these clients previously owned large luxury homes, often family residences, but are now embracing a more flexible lifestyle.

“This clientele has owned luxury homes in the past, usually a family residence,” she says. “However, with children grown and lifestyles evolving, many have decided to lease or purchase a spacious condo instead of a single family home.”

For many affluent Montrealers, the shift is driven by freedom and practicality. Luxury condo living allows residents to travel extensively throughout the year without the responsibilities associated with maintaining a large property. Others prefer to keep their capital liquid and invest more heavily in their businesses or other ventures rather than tying significant funds into a single real estate asset.

“In some cases, they prefer investing capital into their businesses rather than locking it into one property,” Samuels notes. “For others, it’s simply about simplifying life while still maintaining an exceptional level of luxury and comfort. Often, it’s a combination of several factors.”

Another emerging trend involves affluent families selling their suburban homes and relocating downtown with their adult children. According to Samuels, many families are now prioritizing walkability, security, and convenience while remaining close to Montreal’s top universities and lifestyle amenities.

“We’ve also seen a trend of families selling their homes and moving downtown with their adult children to luxury condominiums in the heart of the city, such as Le Linton,” says Samuels.

Located within walking distance to McGill University, Concordia University, and Dawson College, downtown luxury residences are becoming increasingly appealing for families seeking a balance between independence and security.

“For the adult children, everything is accessible by foot — universities, restaurants, shopping, fitness clubs, and all that downtown Montreal has to offer,” she explains. “For the parents, there’s comfort in knowing their children are in a secure environment while they travel during the winter months to warmer climates.”

Among the buildings attracting this type of clientele is Le Linton, a well-established luxury condominium residence that continues to stand out in Montreal’s competitive downtown market.

According to Samuels, the building offers a unique combination of value, stability, and long-term security that many buyers appreciate.

“Le Linton is a choice building for this clientele,” she says. “The pricing remains significantly lower than many newer luxury condo developments, especially for units offering over 1,800 square feet of living space. At the same time, buyers benefit from the stability of a well-run condominium association, a healthy reserve fund, and the reassurance that many of the uncertainties associated with newer condo living have already been resolved.”

In addition to practical advantages, buyers are also drawn to the elevated lifestyle the building offers.
