CONDITIONS TO LEASE
1. The tenant will provide a copy of proof of employment.
Acceptance of the rental promise by the LESSOR is subject
to verification
pre-rental/credit provided by the tenant. In the event of a
negative report, the promise of
rental will be null and void;
2. The tenant is responsible for maintaining the condo in a
clean and habitable manner during
the entire duration of the lease. The condo must be in the
same condition as before occupation. The tenant is
responsible for cleaning the property before departure,
cleaning includes all appliances and all floors must be in
the same condition as before occupation. The tenant is
responsible for repairing and painting the walls he has
damaged, any holes, scrapes or scratches must be repaired
before departure (wear and tear normal is not considered
damage).
3. The tenant is informed that subletting is not authorized
without the approval of the
LESSOR, that the condo is non-smoking and that animals are
not allowed. The tenant is not
not authorized to offer this accommodation on Airbnb;
4. All moving costs (if applicable) required by the
building management are to be paid
the tenant's charge;
5. The tenant will pay the rent by electronic transfer or
bank transfer on the first day
of each month;
6. At or before the move, the tenant must provide civil
liability insurance
in the amount of $2 million which must be valid for the
duration of the lease as well as the
Hydro account. Failure to provide a copy of the valid
insurance and Hydro account will delay the date of moving
without any monetary compensation for the tenant;
7. The tenant must respect the regulations of the union as
well as the declaration of
co-ownership of the building. Any penalty resulting from
the tenant's behavior is at the
responsibility of the tenant and his/her guest(s);
